Development Director - Restaurants Growth & Expansion

Our brand portfolio includes Apollo cinemas and bookshops, KFC, Vapiano, MySushi, Lido , Can Can and Delano restaurants, Blender juice bars and Ice Café ice-cream bars.
We are looking for an experienced and commercially driven Development Director to lead the growth and expansion of Apollo Group’s restaurant brands KFC and Vapiano in Finland.
In this role, you will play a key part in executing an ambitious expansion strategy and building a sustainable, profitable restaurant network in the Finnish market.
You will report to the Apollo Group Head of Development and CEO of KFC Finland, and be part of the KFC Finland Management Team
Your Role
As Development Director, you will be responsible for planning and executing the growth of KFC and Vapiano in Finland. Your key responsibilities include:
Growth & Expansion
Driving the expansion of the restaurant brands across Finland
Executing the growth strategy in a market-driven and commercially sound manner
Location Sourcing & Evaluation
Identifying and securing suitable restaurant locations
Evaluating market areas, customer flows, and commercial potential
Coordinating the work of external partners such as brokers and consultants
Lease Negotiations
Negotiating optimal lease terms
Ensuring cost-efficient and sustainable contract structures
Managing turnover-based lease terms and cost models
Approvals & Investment Materials
Preparing investment proposals and location approval materials
Working closely with investment committees and the Board
Reporting expansion progress to Apollo Group management
Project & Construction Support
Ensuring a smooth handover to construction and project execution teams
Safeguarding that agreed commercial terms are implemented
Existing Portfolio Development
Managing renegotiations and renewals of existing lease agreements
Developing the portfolio with a long-term and strategic perspective
Future Brands
Supporting the potential entry of other Apollo Group brands into the Finnish market
What We Expect From You
Strong experience in commercial real estate, retail, or restaurant development
Proven track record in expansion projects or network development
Excellent negotiation skills and a strong commercial mindset
Ability to work independently and drive projects through to completion
Solid understanding of lease structures, cost models, and investment logic
Fluency in English and Finnish
